Types of service & appointments to fit your needs

Just like no two houses or buildings are the same. No two inspections may be the same. Real Estate agents may have needs that differ from Contractors which may differ from Engineers or HOA’s and Property Managers which may differ still from Homeowners. Let us help guide you to an appointment that may best meet your needs.

Common Types of Inspections

The most common inspection is the Real Estate Inspection for the sewer lateral. Depending on location, this may even be a requirement of your City / Sewer District.

A homeowner is responsible for the ownership and maintenance of their sewer lateral.

A “sewer lateral” is defined as the waste pipe that exits the foundation wall and travels to the connection to the main, often in the street.

The next most popular inspection is “Locating”, typically when a homeowner, contractor, or property manager has an emergency or existing issue that requires repair work or snaking and they would like to identify the repair, what will be required and where it will be located. Often, you may be told by a company performing a “snaking” that the issue is an emergency and the pipe is in dire condition. But repairs can be costly, often several thousands of dollars. We can help identify the issue and give you an opinion on the costs associated with the possible repair, or even give you alternatives.

We also offer camera inspections of drain pipes. Access to drain pipes will need to be from an accessible 3 inch or 4 inch opening (embedded surface drains in concrete are not accessible as they will have a P-trap to limit vapor / smells from exiting the pipe). Drain pipe inspections are often recommended in summer months, prior to the rainy season, to ensure that your pipes current drainage configuration is working as designed and free from issues that may cause back-ups into the pipe and surrounding surface areas.

Another popular option with contractors, engineers, or remodeling work, is “Mapping”. This often entails locating the existing (3 inch or 4 inch) pipes path of travel as well as depth and making notes. We may then make a map of the pipe and send out a drawing if requested. (Drawings are an additional fee).

Mapping is typically the most complex and timely of the services. Depending on the size and scope of the project this may be easily scheduled at 1 hour (100 feet or less, in a single sewer or interior pipe, with up to 5 location markings on average), 2 hours (100 to 200 feet of inspection in a single pipe and up to 10 location markings). If there is more than one pipe and the area is larger than 100 - 200 feet, we would recommend contacting us for a quote, we may schedule a site visit or request plans to determine the scope or work needed.

Specialized Mapping and Reports would include:

  • Commercial Properties

  • Warehouses

  • Multi-Dwelling Units (Condo’s or Apartments)

  • Larger properties like HOA’s, or Schools.

Access Points

Camera Inspections of Sewer laterals / interior waste pipes and storm drain pipes require at least a 3 inch or 4 inch pipe for access to allow for locating the signal beacon that is imbedded in the camera head. We will require an accessible cleanout / access point. Caps / Covers should be accessible and not “paint locked” or “rusted” / “frozen” in place.

In some cases we may require to cut a cap off, pull a toilet or access the pipe from a roof vent (each at an additional fee).
